Eligibility and terms
  1. The property is an investment (non-owner-occupied) residential property located in PMG’s service area: San Antonio, TX and surrounding communities (New Braunfels, Schertz, Seguin, Cibolo, Converse).
  2. You are represented by Michael Gonzales in the purchase under a signed written buyer representation agreement with eXp Realty, LLC, and the purchase closes on or after November 2, 2026.
  3. The offer waives only PMG’s tenant placement (leasing) fee for the first placement within 12 months after closing. It does not cover management fees, renewal or re-leasing fees, maintenance or repair costs, marketing or advertising costs, or any fee charged to rental applicants or paid to third parties.
  4. The waiver requires a signed PMG property management agreement for the property. Placement-only arrangements are not eligible. That separate written agreement between you and PMG sets the management terms and fees and controls. Michael is not a party to it.
  5. The waiver is not a rebate, credit, refund or cash payment, has no cash value, and does not reduce or change any commission or fee in your purchase. It is not conditioned on your choice of lender, title company, inspector or any other provider.
  6. Rent, occupancy and time to lease are not guaranteed. They depend on the property, its condition, the asking rent and the market.
  7. PMG may end or change this offer at any time for future purchases. Properties already under contract with Michael as your agent keep the offer in effect when the contract was signed.

Who provides what. Real estate sales services (finding and buying the property) are provided by Michael Gonzales as a sales agent sponsored by eXp Realty, LLC. Tenant placement and property management are provided by Portfolio Management Group (TREC broker license #9012505), a property management company operating under its own broker. eXp Realty, LLC does not offer, provide or guarantee these services and is not a party to any agreement with PMG.

Disclosure of relationship. Michael Gonzales has an ownership interest in Portfolio Management Group and may benefit financially when you use its services. You are free to choose any property manager or leasing agent, or to manage the property yourself. Buying with Michael does not require you to use PMG; the placement fee waiver applies only if you sign a PMG management agreement.
